From property portals to deposit protection, tenant rights, and what to expect from Irish landlords — everything you need before you start your search.
The two main property portals in Ireland are Daft.ie and MyHome.ie. Daft is the largest and most used. Properties are listed by landlords and letting agents, and competition for good rentals is fierce — especially in Dublin, Cork, and Galway. Setting up instant email alerts on both platforms as soon as you know your move date is essential.
In Dublin, expect to pay €1,800–€2,800/month for a one-bedroom apartment and €2,200–€3,800/month for a two-bedroom, depending on location. Cork and Galway are somewhat cheaper. Rents in Rent Pressure Zones (RPZs) are legally capped at 2% annual increases, though this does not apply to new market listings.
Landlords typically require one month's rent as a deposit, plus one month's rent in advance. Under Irish law, landlords cannot charge more than one month's rent as a deposit. Your deposit must be returned within 10 working days of the end of your tenancy, provided no damages or rent arrears are owed.
Irish tenancy law is governed by the Residential Tenancies Act. After six months, you gain security of tenure — meaning a landlord can only end your tenancy for specific legal reasons. Disputes are handled by the Residential Tenancies Board (RTB). Register your tenancy details with the RTB and keep copies of all communications with your landlord.
Most landlords require proof of employment (contract or payslips), recent bank statements, photo ID, and references from a previous landlord or employer. Having these ready in a neat folder — physical or digital — can make the difference when competing with multiple applicants. A professional cover letter introducing yourself and your situation also goes a long way in Ireland's relationship-driven rental market.
